Maintenance of the private roads within the covenant-defined area of the Olde Point Property Owners Association are covered by a Road Maintenance Agreement that is on file with the Pender County Register of Deeds. Click here to view a copy of that agreement.
Pursuant to N.C.G.S. Section 7A-38-#F, the association is required to notify its members yearly that members and the association may request voluntary mediation of any dispute with the association arising under the North Carolina Planned Community Act, or under the association’s declaration, bylaws, or rules and regulations, other than a dispute relating solely to the failure to pay dues or assessments. Either party can decline to engage in mediation for any reason. The procedure for requesting mediation is set forth in the statute.
Ravenswood Extension
You may be aware that Ravenswood Road Extension is owned by the developer of the Hampstead Center - Wakefield Associates. Maintenance of that road is their responsibility and, by agreement, the owners of the businesses within that center. Because of the number of different HOAs in Olde Point, the developer has asked us to try to assist him in assuring the Olde Point community that he intends to honor that agreement and make necessary repairs as soon as possible. He also wants his office to continue to be made aware of any problems with the road so they can be addressed.
Recently, due to bad weather and other factors, a number of potholes have appeared and been enlarged. As a result his office has received numerous calls about this situation and some of the employees and owners of businesses in the center have been contacted as well. Rather than contacting individual businesses and to quicken the reporting and resolution of road issues, Mr. Young has asked that complaints and/or concerns be forwarded to his office by email at kyoung@wakefieldassociates.net. Those emails will be responded to promptly.
