According to the OPPOA governing documents and covenants, the Architectural Control Committee was created in the Covenants for the sole purpose to review and approve/deny the requests of OPPOA residents, with the one exception as to the ability granted in Section 8, which states that with a court order, the ACC may send someone to clear dead trees and debris from lots at the property owner's expense.
Enforcement of the Covenants, per section 12, is the responsibility of the association (OPPOA Board of Directors), not the ACC. If you have a concern that a property owner is not in compliance with the Covenants, please contact the OPPOA Board.

Please Note: Coot’s Trail, Golf Terrace, Olde Point Estates, Section 6 and Section 7 have separate Architectural Control Committees (see other HOA pages on this website for additional information).
Building a home or adding an addition to a house, garage, shed, fence or any outside structure must be approved in writing by the Architectural Control Committee (ACC) before on-site work begins. Any changes made to the color or material of the exterior or roof of a home, including addition of solar panels, must be approved by the ACC before on-site work begins.
Appeals can be made to the OPPOA board if the decision of the ACC was within one vote. Board rulings are final.
It is the responsibility of the owner/builder to provide the ACC with the following specific information:
Pender County Health Permit for septic fields/tank/repair and well.
Site Plan Showing:
Location of home and driveway
Set backs from property lines (Sides: minimum 15 feet; Front: in keeping with neighbors; Back: depends on location of lot)
Current Copy of Builder’s License
Builder’s architectural drawings with elevation; description of the exterior of the house including the roof, all materials and colors.
Size requirements in heated space(measured inside wall to inside wall) are:
Single story: minimum 1800 square feet of heated space, measured inside wall to inside wall.
Double story: minimum 2250 square feet of heated space, measured inside wall to inside wall (minimum 1500 sq. feet on the ground floor).
Height: New construction must not exceed 35 feet in height from the dwelling front ground level.

Landscaping Plan
Landscaping should be done in accordance with the seasons and as soon as possible, and must be completed within 12 months after home construction is complete.
Other
All new home construction must be built on a raised foundation no less than three blocks in height. Monolithic slabs are not permitted.
Any alterations to the Plans that have been approved by the Olde Point Architectural Control Committee must be resubmitted for approval, if the building does not start within 12 months of approval plans need to be resubmitted for re-approval.
Building shall be complete with 12 months after construction begins.
Homes planned to be built with all-vinyl exterior siding must have approved brick or stone accents on the front exterior of the home equaling at least 33 percent of that space to break up the all-vinyl appearance.
Construction Deposit
A construction deposit of $1000 from the property owner, payable to OPPOA, is required prior to ACC approval of the building plans. This will provide immediate funds for construction site clean-up, should trash, waste or debris not be contained and removed by the builder. At completion of construction, the existing balance of the construction deposit is refundable to the property owner.
